Question: Dominique is obsessed with the jonas brothers, mostly nick. She is 16 years, she thinks she is the most beautiful person you will ever see. She is naturally brunette but like to dye her hair blonde, right now its a mixture of both. She never does her homework and copies off people when we does, she disagrees to this. sham is annoying. She laughs at a lot of things and Sham thinks Kris<-stupid spelling.(dominiques ex-lover) is a dick. Dominique likes pina coladas and getting caught in the rain. She also enjoys long walks in the mall.

First i wouild like to saY THAT I LIKE MEN <3 AHAHwhat kind of question is this ,but i love the jonas brothers too THEY ARe really talented and who cares if she likes them i am close to her age to i dont care wht people say anymore its wht i like leave her alone :)

The amendment is only valid if both of you initialed it. Since it was verbal it is not valid, it is you altering a contract, not a good thing. Your state does not matter, you are talking about very basic contract law.

Since the original move-out notice was oral, you have no agreement. All real estate agreements (rentals are considered real estate agreements) must be in writing to be enforceable. So your verbal agreement to provide two weeks notice is worth the paper it was written on. As for the three month agreement, when a lease expires, it becomes a month-to-month lease, meaning all the terms of the original agreement remain in place,m but with proper notice the landlord can increase the rent and you can provide proper notice and move out at any time (without waiting for the end of another year) Looks like you are paying for another month.

The bank charges about 30 bucks when you deposit a bad check. Of course you should pay this fee, they would not have had the fee if you had not written a bad check. the 30 notice starts when the landlord is notified, in this case May 8th.

The time on any notice starts on the day after they received the notice. For instance, if the notice is received on the 3rd day of the month the start date would be the 4th. In my state if the tenant is served a 3 Day Notice on a Friday, Saturday. or Sunday the start date doesn't begin until Monday. I've seen several "unlawful detainers" actions thrown out of court because the landlord filed their case before the 3 Day Notice period expired. My leases always have a late charge of 5% if received after the 5th of the month. If I get a NSF check there is a $35 fee and the additional 5% late fee and I give them a written notice that they must make the rental payments in cash, money order, or bank check.
